Rules of the Gardens

In the interest of all concerned here are the rules for use of the communal garden

  • Ball Games: No ball games are to be played in the garden.
  • Dogs: No dogs are allowed in the garden.
  • Rubbish: You are asked to take away all rubbish with you when you leave the garden. Due to the presence of foxes there are no rubbish bins in the garden, so it is important that cigarette butts, beer cans, bottles, wrappers, nappies etc are not left in the garden.
  • Children: We would ask parents to make sure that children under the age of 7 are supervised at all times.
  • Children & the flower beds: We would respectfully ask parents (& nannies) to ensure that their children do not play on the flower beds or damage any of the plants and trees in the gardens.
  • Great care is taken to maintain and improve the gardens and any damage to the flora will be noted and those responsible will be asked to make good the damage.
  • Hours of Play: During the day and after school times children have unlimited use of the garden, subject to the general rule that children are not to make undue noise. We would like you to respect the 8.0pm watershed at which time the residents, especially those whose houses adjoin the garden, are entitled to expect quiet after this time. Accordingly, there is a restriction on all loud and energetic games after that hour.
  • Drinks: Adults are welcome to enjoy the gardens at all times. Consideration should be used when the hour is late whilst enjoying a drink in the company of friends. We would ask you to kindly remove all cans, bottles and remnants of food when you leave.
  • Mobile Phones: The use of mobile phones should be discreet at all times, especially when in use near the houses on Collingham Road, which adjoin the gardens on the East side.
  • Personal Property: Any personal property left in the garden will be removed.
  • Cigarette Butts: Please do not leave cigarette ends on the paths and lawns. Portable ashtrays could be brought with you to the garden if you are a smoker.

How to obtain your Garden Key for Courtfield Gardens

  • Only one key is provided per flat.
  • The deposit for the key is £100. Each key is registered in your name. A receipt will be provided.
  • Each key will be issued with a record of the address of the key-holder and his or her email, for contact purposes.
  • Residents wishing to obtain a garden key must be registered with the Town Hall for Council Tax and be in the possession of a valid Council Tax bill for the current Tax year.
  • Proof of Entitlement to the key: Together with the council tax bill, further proof of identity will be required at the time you collect your key – such as a passport or driving licence – plus a utility bill for the current year, to ensure that you are a bone fide resident.
  • Loss of the garden key: You are required to report the loss of your key to the Secretary of the garden Sub-Committee. A replacement key will only be issued if you follow this step.
  • Replacement of the key: Residents will be liable to pay £30 in addition to providing a further £100 deposit. The deposit is only refundable upon return of the key and its original receipt.
  • Return of key: The key is to be returned to the Secretary of the garden sub-Committee when a resident is leaving the area or selling their property. Please do not pass your key to a friend. Only a person who is a resident and has shown the above proof of residency is entitled to a garden key.

Parties in Courtfield Gardens - Guidelines

  • Application for a Party: All those wishing to hold a party in the garden must make an application to the Secretary or Chairman 14 days in advance, by email to info@courtfieldgardens.net. More than five people is regarded as a party.
  • Barbecues: Strictly by request. If approved, to be placed on the gravel only.
  • Music: No music may be played in the garden.

Managing Agents & Tradesmen

  • The committee will not have any transactions with Managing Agents or Residents’ Tradesmen. All arrangements for keys must be with a resident and the committee.
  • All works scheduled for buildings abutting the garden will require a deposit of £2000 and permission from the Committee when scaffolding is erected on the property boundaries.
  • Surveyors needing to borrow a garden key in order to allow access for their scaffolders, builders and other tradesmen will be required to pay £400 deposit for the key.
  • On completion of the job, the site will be surveyed by a member of the committee and provided that no damage has occurred to either the plants, trees or railings, both the deposits will be returned.

Film Crews & Photographers

  • Film Crews and Photographers and their companies require written consent from the Garden Committee prior to filming or photographing in the communal gardens.
  • The deposit and retainer required will depend on the number of days granted for authorised filming/photographing and on the disturbance caused to the garden and its residents.
  • Please to gain consent and be given a quote.
